A direct booking pays no intermediary commission because there is no intermediary: the guest books on your own site or with you, and the payment comes to you. What remains is the cost of processing the payment and the work of attracting that guest. That is why channel commission falls to zero, even though the booking is not free to win.
Where the commission you do not pay comes from
When someone books on a third-party channel, that channel charges for bringing you the guest, showing your property, processing the payment and offering its protection policies. It is a real service, and sometimes worth it. But when the guest already knows you, has stayed with you before or arrived on a recommendation, you do not need to pay again for that introduction.
For example, if a night costs $200 and the channel takes a percentage of the total, that share comes out of your income. On a direct booking at the same price, what the payment processor charges is usually a smaller fraction. The exact number depends on each channel and each processor, so check yours.
A simple example of the math
Suppose you receive ten bookings a year through a channel with a commission and that five of those guests could come back. If you get those five to return direct, the commission on those five bookings stops coming out of your income. The figure is illustrative, but it shows where to start: not by finding unknown guests, but by keeping the ones who already know you.
Do this math with your own numbers. Count how many of your guests last year came back or recommended your property, and what you would have saved if those bookings had been direct.
What a direct booking does cost
Zero commission does not mean zero cost. To take direct bookings you need a site with a calendar and current rates, a secure way to charge, clear terms, and someone who answers quickly. You also need guests to find you, which takes time or investment in content, search or advertising.
- A booking engine connected to the real calendar, to avoid double bookings.
- Secure payments, with the deposit and cancellation policy visible.
- Photos and descriptions as good as those on the big channels.
- A way to answer questions fast, such as email, messages or WhatsApp.
- A way for the guest to come back: an email list, an offer for repeat guests or a code for those who refer.
Why a guest would choose to book direct
A guest books direct when they see a concrete reason: a better price, more flexible cancellation, the chance to talk to a person, or a benefit the channel does not offer. If your direct price is the same as the channel's and there is no advantage, most will book where they already have an account and a saved payment method.
That advantage has to be honest and easy to see. A best-price guarantee, for example, only works if the guest can check it in seconds.
How to start without leaving the channels
Direct bookings rarely replace the channels. They complement them. The channels bring new guests and direct bookings capture the ones who return. The strategy is usually to use the channels to be discovered and then invite the happy guest to come back through your own channel.
- Publish a simple site with a calendar, rates and online booking.
- Put your site address in your thank-you messages, following each channel's rules.
- Offer a clear advantage to whoever books direct.
- Keep the contact details of those who book with you, with their permission.
- Measure how many bookings arrive direct and where they come from.
What to avoid
Do not try to pull the guest off the channel in a way that breaks its rules, because you can lose the listing. Respect each channel's terms and build the direct channel with guests who have already finished their stay or who arrive by other routes, such as referrals, social media or your own site.
What to check before relying on them
A direct channel with no traffic produces no bookings. Before betting on it, decide how much time and money you will put into attracting guests, and compare that cost with the commission you save. If you get few bookings a year, the saving can be small against the effort. If you have several properties or many repeat guests, the math changes.
In short, commission falls to zero because you remove the intermediary, but you earn it in exchange for doing the work that intermediary did. It is worth it when that work can be repeated in an orderly way.
